There are actually many different types of inspections including standard and non-standard Home inspections, property evaluations, code compliance and others.
It is important to understand the differences between the inspections and to know the purpose and scope of your inspection. Below I will break the inspections down by customer type and will briefly describe each.
HOME BUYERS
Today 80% to 90% of home buyers have a Home Inspection. House Detectives offers several inspections for home buyers. The inspector will print the report on-site at the conclusion of the inspection. Your report will be placed inside the Home Reference Manual which contains additional information about home maintenance and energy saving opportunities.
For those who cannot attend the inspection, House Detectives uploads all reports to a web site where the customer may retrieve report from anywhere with web access. On the same day as the inspection!! The report can easily be forwarded to others.
Exclusive to House Detectives, I provide ballpark cost estimates for items needing repairs. This wil help you determine if the repair may be a significant expense or a minor repair and may speed the closing process.
A FREE 90 Day Limited Home Warranty is provided when the inspection is scheduled online from this web site. See "Schedule Appointment" tab on the navigation menu to the left.
In addition, I also offer FREE Email Support for one year. Should ANY issue come up--the furnace is squealing, an issue with a contractor or any other home problem, simply email me and I'll answer your questions and guide you in the right direction. I want to be more than your home inspector...I want to be your Home Advisor.
Buyers can choose the full "Standard Home Inspection", a "Structural Only" inspection or a "Structural and Mechanical" inspection.

HOME SELLERS
If you are selling your home you may ask why should I get a home inspection? Doesn't the buyer typically pay for the home inspection? Known in the trade as a "Pre-Inspection", the seller inspection offers the following benefits:
- A Home Inspection will save you money. Buyers typically negotiate for two to three times the cost of repairs noted in home inspections.
- Pre-Inspected homes sell faster. A Pre-Inspected home sets your home apart from the competition. Buyers are more comfortable knowing any deficiencies have been disclosed by owners or the home inspection.
- No last minute Negotiations--Since issues have been disclosed or corrected no last minute surprises or problems from the home inspection.
- Faster Closings--No rushing finding contractors or taking care of buyer demands. All issues have been disclosed or resolved.
- Reduced Sellers Liability--A home inspection reduces the Sellers Liability of the owner disclosure statement required by law.

Existing HOME OWNERS
Even if you are not planning on selling your home you may benefit from a Home Inspection or propery evaluation. I have been in many homes where serious structural or other problems existed without the home owners knowledge. How does this happen?
Most home owners are not aware of the signs of serious problems until significant damage has occurred and is obvious. Many times the damage is in the attic, crawlspace or basement. Places not all home owners normally visit. Elderly or handicapped indiviuals amy not be able to enter these restricted spaces.
When was the last time you looked in your attic? Crawlspace or basement? Would you know what to look for?
HouseDetectives provides resonably priced property evaluations for home owners. A property evaluation is a abbreviated home inspection. The depth and the scope of the property evaluation is not as in depth as a home inspection.
For example, a property evaluation concentrates on the structure and safety of the home but does not include the interior, bathrooms or kitchen. The reasoning, home owners know if interiors doors do not close or bathroom sink leaks or windows do not open.... No need for us to tell you what you already know.
For this reason House Detectives can offer a Property Evaluation for about half the cost of a Standard Home Inspection used in Real Estate Transactions.
The cost for a home owner evaluation is $169 for homes under 2500 sq ft. Add $25 for homes over 2500 sq ft.
Add the Home Energy Tune uP report to identify enrgy savings opportunities for your home. Most homes can save 20% to 40% of energy cost. The Home Energy Tune uP report report typically runs $229 as a stand alone service. Get a Property Evaluation and a Home Energy Tune uP report for $299 (homes under 2500 sq ft). Add $25 for home over 2500 sqft.
