Inspect the Inspector

Before choosing an inspector to perform you home inspection, I recommend you  Inspect the Inspector.  You should review a copy of the inspector’s training records, qualifications and insurance documentation.

Your inspector should have membership in a professional organization such as the American Society of Home Inspectors (ASHI). ASHI provides oversight of home inspectors including initial and continuing education, report review and code of ethics. Not all inspector associations have these requirements. Background

As a teenager, I learned the carpentry trade from my father and in 1980 obtained a B.S. in Engineering from WVU. I have worked for several fortune 500 Companies as an advisor of industrial electricians, pipe fitters, welders, mechanics and other  tradesman. I have also served on the board of directors for the Bulldog Federal Credit Union, am a member the Pen-Mar and the Eastern Panhandle Board of Realtors and support the Four State Christian Ministries.

Training

My initial technical classroom training (no online courses here) was provided by the National Institute of Building Inspectors (NIBI). In addition, I have over 25 years experience in renovating, restoring and remodeling of homes. I'm also a successful real estate investor, maintaining and repairing several multi-unit buildings which included project management for a HUD 203k renovation project. Additionally, I complete over 20 hours a year of continuing education in home inspection and environmental inspecting. Click here to view my training records. Insurance

It is very important that the inspector you choose carries full inspection coverage. Most inspectors carry general liability insurance only. This insurance covers damage to the home caused by the inspector and is generally inexpensive.

However for you, the customer, the inspector should carry Professional Liability Insurance. Typically called E&O insurance, Professional Liability covers the home in the advent the inspector misses a significant defect which should have been discovered during the inspection. Undiscovered foundation, roof, HVAC, electrical or major plumbing upgrades may result in 10’s of thousands of dollars in needed repairs or replacements. Clients should insist the home inspector they choose be fully insured by carrying Professional Liability Insurance, General Liability Insurance, Workman’s Compensation and Commercial Auto Insurance.
