Home Inspection Reports

No home is perfect (even new or recently built construction). Inspectors will usually discover some issues needing attention or that the buyer should be aware of. You should be aware of your home's problems.

There is no better way to judge the quality of an inspector's work that to view his reports. I am proud to post some examples of my work.

This first report could be considered a typical home and inspection report. The home was a builder's model and had not been lived in. The inspector discovered a couple of serious safety issues which were easily corrected. More significant needed repairs included a heat pump which did not cool and a leak which caused significant mold in the basement wall (which was covered by insulation and not visible).

The next report was a home that was in the process of being remodeled.  Or Flipped. Watch out for these homes as serious problems are often covered up. As you can see in the pictures, the rooms had been freshly painted and the home looked nice. However most buyers would have never gone into the attic or the crawlspace and would have never found these very serious structural problems....

I often tell clients they should think of a home inspection as insurance. If nothing serious is found you may not have needed it. You didn't need fire insurance last year if your home didn't burn down. But virtually all homes have some problems and the inspection almost always pays for itself in found defects.

In fairness to the above home, the work was not complete and the hot water heater had not been installed. Consequently many plumbing items were rated Poor. They did not work at the time of inspection. Buyers should wait until all work is complete before having the inspection scheduled.

A summary is provided at the end of the report where you will see cost estimate for the items rated "Repair or Replace" (RR). These are ballpark ranges only and more time and evaluation will be required for more accurate estimates. They do however give the client an idea of the possible cost of repairs.

Also you will notice the color pictures provide additional information and clarity of the problem. Above the ratings in each section you will see detail information of the materials and systems. This is called "Styles and Materials" portion of the report and provides useful and valuable information about items or systems in that particular section of the home.

Energy Savings Reports


 

I also perform energy audits and provide a Home energy Tune uP report which provides a home owner with a list of energy upgrades for their home. Over 100 data elements are entered into computer software performing over 1000 calculations. The report will list the annual energy savings for each energy upgrade and also list the cost of these energy upgrades. Finally home owners can determine just how much they can save and how much it will cost to relize these savings. Payback periods are provided. 

Only the energy upgrades which save more than they cost are recommended. The report prepared by CMC energy services is recognized by many utility companies, government agencies and allow for EEM (Energy Efficient Mortgages) from HUD or other government agencies.
